Estimates & Pricing
Are estimates really free?+
Always free, always no-obligation. We come out, take a thorough look β inside, outside, basement, crawl space β and give you a straight answer about what's going on. If it's minor, we tell you that too. No estimate fee, no pressure to book.
How much does foundation repair typically cost?+
There's no honest single number β it depends on what type of problem, how long it's been going on, and how much of the home is affected. What we can tell you: early-stage problems are dramatically cheaper than deferred ones. A crack that costs a few hundred dollars to stabilize this year may require major structural work if left alone for two more seasons. The free estimate is always the right starting point.
How quickly can you come out?+
Most inspections are scheduled within a few business days. If you have an urgent situation β active water intrusion, a wall you're concerned about, or a home sale coming up β mention that when you call and we'll prioritize accordingly.
Do you charge for coming back out if I have questions after the estimate?+
No. If you have questions or want to talk through the estimate, we're available by phone or can schedule a follow-up. We'd rather take the time to answer your questions than have you move forward unsure of what you're getting.
Foundation Cracks & Repair
How do I know if a crack is serious?+
Horizontal cracks β especially in block foundation walls β are the most serious. They indicate that soil pressure is pushing against the wall and the wall may be moving. Don't wait on these.
Stair-step cracks in block or brick are mid-urgency β they indicate settling and differential movement. Worth inspecting soon.
Vertical hairline cracks are often normal concrete shrinkage and less urgent, but still worth monitoring for growth or moisture.
When in doubt β and especially if you're seeing width, horizontal movement, or water coming through β call us.
Can I just fill the crack myself?+
A DIY sealant can stop water from entering a stable crack temporarily, but it doesn't address what caused the crack β and it can actually mask the movement so you don't realize the situation is getting worse. We always recommend a professional look before sealing anything you're not sure about.
What causes foundations to crack in Southern Indiana specifically?+
Indiana's clay-heavy soils are a major factor. Clay soil expands significantly when wet and contracts when dry β creating constant movement against foundation walls through the seasons. Our freeze-thaw cycles compound this: water in soil and cracks freezes, expands, and creates pressure that concrete and mortar joints can't always absorb over time. Poor drainage that concentrates water near the foundation accelerates everything.
My doors and windows are sticking β is that foundation-related?+
Often yes. When a foundation settles unevenly, door and window frames rack out of square β which is why they start sticking, not latching, or leaving visible gaps at the corners. This symptom combined with visible cracking usually means something is moving. It's worth getting looked at.
Basement Waterproofing
Interior or exterior waterproofing β which is better?+
Neither is universally better β the right answer depends on where the water is coming from and why. Exterior excavation addresses water before it reaches the wall. Interior drainage manages water that does get in and routes it away before it damages anything. Sometimes both are needed. We diagnose the actual source before recommending anything β we're not going to sell you exterior excavation if interior drainage is what the situation actually calls for.
Do you offer a warranty on waterproofing work?+
Yes. Cornerstone offers a transferable lifetime warranty on waterproofing work. Transferable means it moves to the new owner when you sell β which is a legitimate selling point that buyers and their inspectors appreciate. The specific coverage is outlined in your estimate.
My basement only leaks after heavy rain β is that still a problem?+
Yes. Seasonal or rain-triggered water intrusion is still chronic moisture exposure β each event deposits minerals, promotes mold growth, and weakens mortar over time. It also tells us where the drainage problem is originating. In many cases, correcting grading, extending downspouts, or adding a French drain addresses rain-triggered basement leaks without interior work at all.
What's efflorescence? Should I be concerned?+
Efflorescence is the white, chalky powder or staining you see on concrete and block walls. It's mineral deposits left behind by water that's been moving through the wall. It's not structurally dangerous on its own, but it's a clear sign that water is migrating through your wall regularly β which is worth addressing before it causes secondary damage.
Crawl Space
Why does my crawl space matter if I never go down there?+
Because the air in your crawl space rises into your living space. Studies consistently show that a significant percentage of the air in a first-floor room came from below β carrying moisture, mold spores, and anything else that's down there. A wet crawl space also rots floor joists and subfloor over time, causing the soft or springy floors homeowners sometimes notice. "Out of sight" doesn't mean "not affecting you."
What does crawl space encapsulation involve?+
We clean out the crawl space, address any drainage or standing water, and install a heavy-duty vapor barrier over the floor and walls. This seals the space from ground moisture, makes it easier to keep dry long-term, and provides a much cleaner environment for any HVAC or plumbing components down there. We also address any existing wood damage and can recommend dehumidification if needed.
My floors feel soft in one area β could that be the crawl space?+
Very possibly. Chronic moisture in the crawl space rots floor joists and subfloor material over time. The soft spot is often directly above an area where joists have been weakened by moisture or pest damage. This is something we look for specifically during crawl space inspections.
The Process
What happens during the free inspection?+
Nicholas or a crew member walks the property with you β interior and exterior. We look at foundation walls, check moisture patterns, look at how water flows around the home, go into the basement or crawl space, and pay attention to any symptoms you've noticed. At the end, you get a clear explanation of what we found and what β if anything β needs to happen. No upsell, no inflated scope. If it's minor, we say so.
How long does a typical repair job take?+
Most residential jobs are completed in one to three days. Larger drainage installs or more involved structural work may take longer, but we'll give you a clear timeline before any work starts β and we show up when we say we will.
Do I need to be home during the work?+
We prefer someone to be available, especially at the start and end of the job. For work that's entirely in the basement, crawl space, or exterior, we can often work with your schedule. We'll coordinate access at the estimate stage.
Are you licensed and insured?+
Yes. Cornerstone Foundation and Waterproofing LLC is a licensed and insured contractor operating in Indiana. We're happy to provide documentation on request.
Financing & Payment
Do you offer financing?+
We can point you toward third-party home-improvement financing options that several of our customers have used. The application is handled directly between you and the lender β we do not mark up financing or earn a referral kickback. If financing would make a repair feasible that otherwise isn't, ask at the estimate and we'll share the options.
When do I pay for the work?+
Typical terms are a deposit at scheduling (to secure materials and the crew slot), with the balance due at completion after your final walkthrough. Larger structural projects may have a progress payment at a defined milestone. The specific schedule is written into your quote before any work starts.
What payment methods do you accept?+
Check, credit card, ACH transfer, and financing through third-party lenders. We do not require cash-only payment β if any contractor insists on that, treat it as a red flag regardless of who it is.
Does homeowner insurance cover foundation repair?+
Usually no. Most policies exclude gradual settlement, soil movement, and water intrusion β which covers the majority of foundation work. Exceptions exist for sudden, specific events (burst pipe, tree falling on the house). Check your specific policy; we can give you language to ask your adjuster about if you want to try a claim.
Warranties
What warranty comes with your basement waterproofing?+
Transferable lifetime warranty on the waterproofing system. Transferable means it moves with the home to the next owner, which is real value during resale β buyers and home inspectors notice these warranties. Specific coverage and exclusions are documented in writing on your quote before any work begins.
What about foundation repair β is there a warranty on that?+
Yes. Structural repair work (piers, wall anchors, carbon fiber) carries both manufacturer warranties on the hardware and our workmanship warranty. Specific terms vary by system β we put the exact coverage in your quote in writing before work starts.
What if something goes wrong after installation?+
Call us. A warranty is only as good as the contractor who stands behind it. If something covered by the warranty isn't performing the way we promised, we come back out, diagnose it, and make it right. Our business runs on referrals from happy customers β we can't afford unresolved complaints and we don't have them.
Service Area & Scheduling
What areas do you serve?+
Our Jeffersonville office covers all of Clark and Floyd counties in Indiana (Jeffersonville, New Albany, Clarksville, Charlestown, Sellersburg, Georgetown), extending out to Scott, Washington, and Harrison counties. On the Kentucky side, we serve Jefferson County (Louisville), Oldham, and Bullitt counties. No travel fee within our standard service area.
Do you come out for small jobs or just big projects?+
Both. A single crack repair or a sump pump replacement is just as welcome as a full waterproofing job. Every inspection is free β we don't triage jobs by size before showing up.
How soon can I get on the schedule?+
Inspections: a few business days, faster for urgent situations. Repair scheduling after a signed quote: typically 1β3 weeks for standard jobs, sometimes sooner depending on the season and crew availability. Urgent structural concerns get prioritized β let us know at the estimate.
Do you work in winter?+
Most of our work continues year-round. Interior basement and crawl space work is unaffected by weather. Exterior excavation is harder in frozen ground and during heavy rain, but can still happen. Winter is actually a good time to book because our schedule tends to be more flexible than during spring and summer rainy seasons.
