6'×25' Block Retaining Wall
Failing retaining wall rebuilt from scratch — old wall demolished, soil excavated, new segmental block wall installed with proper base and drainage. Protects the property from erosion and soil migration.
Brick Stairway Tuckpointing
Aging brick stairway with deteriorated mortar joints brought back to structural integrity with full tuckpointing. Old mortar ground out and replaced with color-matched mix — restores weather resistance and extends service life by decades.
20'×25' Concrete Patio Extension, Broom Finish
Existing small patio doubled in size with a 20'×25' concrete extension. Full sub-base prep, rebar grid for reinforcement, and a broom finish for slip resistance. Seamless connection to the existing slab.
Concrete Piers — Foundation Lift & Masonry Stabilization
Failing foundation and cracked masonry stabilized with a full concrete pier system. Piers driven to load-bearing strata, foundation lifted back toward level, and masonry cracks addressed. Permanent structural fix.
Crawl Space Support Beam Rebuild + 6 Piers
Complete rebuild of the main crawl space support beam with 6 new concrete piers to lift and stabilize sagging floors above. Restores level floors and prevents further structural decline.
Crawl Space Waterproofing + Vapor Barrier
Full crawl space moisture system — interior drainage channel routed to a sump, plus a heavy-duty vapor barrier covering the floor and walls. Eliminates chronic moisture and stops the musty smell at its source.
Egress Window Install — Well, Ladder, Window, Lid
Code-compliant basement egress window installed from scratch. Includes the well, escape ladder, window unit, and drainage lid. Turns a basement into legal sleeping space and provides a fire-code emergency exit.
Floor Joist Repair
Water-damaged floor joists sistered and reinforced to restore structural capacity. Paired with moisture correction below so the replacement wood doesn't end up in the same condition as the original.
Egress Window Enlargement — Foundation Saw Cut
Enlarging an existing basement window into a code-compliant egress opening. Excavation around the window, saw-cut through the brick and concrete foundation, exposed utility line protected during the dig. Next phase: new egress window + well install.
