This Week: 16'Γ—20' Picture-Frame Patio with Walkway

Wrapped up a concrete patio and walkway project this week β€” 16'Γ—20' of broom-finish concrete with a decorative picture-frame border. The picture-frame technique creates a clean visual edge and also acts as a control joint to direct where shrinkage cracks form over time. Full sub-base prep below the slab β€” because the concrete on top is only as good as what's under it. That's why we over-spec the base on every pour.

Retaining Wall Rebuild β€” 6' Tall, 25' Long

Old retaining wall was failing β€” bulging, cracked, and letting soil migrate through. Customer had been watching it get worse for a couple of years. We tore it out, excavated back to stable soil, and rebuilt from scratch with a segmental block system. Proper compacted base, drainage behind the wall, and a finished cap. Should be good for the next several decades.

Brick Stairway Tuckpointing β€” Bringing a 50-Year Stairway Back

Aging brick stairway with crumbling mortar joints. Instead of rebuilding (expensive, destroys character), we tuckpointed it β€” ground out the old mortar, repacked with color-matched mix, and sealed it up. Tuckpointing is one of the highest-leverage masonry repairs. A $X,XXX tuckpoint job buys decades more life on a brick structure that would otherwise cost 10Γ— to rebuild.

Big one this week. Failing foundation + cracked masonry on an older home. Stabilized the whole thing with a concrete pier system β€” piers driven down to load-bearing strata, foundation brought back toward level, cracked masonry addressed in sequence. This is the type of job that doesn't fix itself. Every year it waits, fewer options remain and the fix gets more expensive. Caught this one in time.

Crawl Space Support Beam Rebuild + 6 Piers

Main crawl space support beam was shot β€” sagging floors above, visible deflection, beam itself was cracking. We rebuilt the beam completely and added 6 new concrete piers to carry the load. Sagging floors are almost always a crawl space problem. If your floors feel bouncy or you can see them slope with a marble, there's likely a beam or joist issue below. Full crawl space moisture system install. Interior drainage channel around the perimeter routed to a sump pit, heavy-duty vapor barrier across the floor and up the walls. The crawl space is now a dry, sealed environment instead of a source of rising humidity. Water-damaged floor joists sistered with new lumber to restore structural capacity. But β€” and this is the important part β€” we also addressed the moisture source below. Without that, the replacement wood would be in the same condition in 5-10 years. Fixing rotted wood without fixing the water is rearranging deck chairs. It's why we almost always end up recommending moisture correction alongside joist work.

Garage Concrete Done Right

Garage slabs take abuse β€” vehicle weight, salt in winter, thermal swings, dropped tools. Most failures trace back to what happened BEFORE the pour: the base prep, the slope, the joint layout, the thickness. Do those right and the slab lasts a lifetime. Recent garage work ran the full sequence: demo the failed slab, compact the base, set proper reinforcement and expansion joints, pour at code thickness, and finish with a broom surface that stays grippy under tire. When Other Waterproofers Had Given Up

This homeowner had several different waterproofing contractors out over the years and dished out lots of money on failed attempts to stop the water in their basement. Within the first walkthrough we could see the real problem β€” and the fix none of the others had put in place. If you've already paid once (or twice) to fix a wet basement and it's still wet, that doesn't mean nothing works. It means the wrong thing was done.
