Foundation Inspection
Full interior and exterior foundation assessment β crack types, wall condition, signs of movement, bowing, efflorescence, drainage patterns. We document what we find and explain what each finding means.
Basement Moisture Inspection
Where is the water coming from? We trace moisture sources β wall seepage, floor infiltration, window wells, condensation β and give you a clear diagnosis before recommending any solution.
Crawl Space Inspection
We get under the house and look at everything β moisture levels, wood condition, vapor barrier, drainage, pest activity, insulation, structural supports. Most homeowners are surprised by what's actually down there.
Drainage Assessment
We walk the property and map how water moves β where it's coming from, where it's going, and where it's accumulating near the structure. Often the most important thing we can show a homeowner.
Pre-Purchase Inspection
Buying a home and concerned about the foundation, basement, or crawl space? We can provide an assessment before you close β so you know what you're buying and can make a more informed decision.
Second Opinion Assessment
Got an estimate from another company that feels too big, too expensive, or that doesn't quite make sense? We review it and give you an honest opinion. We'd rather lose a job than have you spend money you don't need to.

Basement or crawl space issues that only appear after heavy rain. We schedule a visit at the right time so we can see the actual problem in action, not just after it's dried out.
Sump Pump Checkup
Is your sump pump actually working? We test the system, check the float, inspect the discharge line, and let you know if it needs service or replacement before you need it in a rainstorm.
Documentation Visit
Selling a home and want to document the condition of the foundation and basement for buyers? We can photograph and note the current condition for transparency in the transaction.
Spring Drainage Check
After a wet winter or before the spring thaw, a quick drainage walkthrough can catch problems before they become flooding events. We identify what's vulnerable and what should be addressed.
Annual Moisture Evaluation

In plain language, without upselling. What it is, how serious it is, and what β if anything β should be done about it. If it's minor, we say that. If it needs attention, we explain why and what the options are.
