After Foundation Repair: 5 Projects to Plan Next

Stabilizing the foundation is the first step. Here are the five follow-up projects that make the most sense after the structural work β€” in the right order, on the right timeline.

Updated April 17, 2026

Foundation repair fixes the structure. It doesn't automatically fix the doors that stopped closing, the drywall cracks above window corners, or the drainage that caused the problem in the first place. Here's what to plan for.

1. Monitor and wait (30-90 days)

Before anything cosmetic, let the house settle into its new resting position. Stabilization can shift the structure millimeters over several weeks, and you don't want to patch cracks that will reopen.

  • Mark every existing crack with a pencil and date.
  • Check back in 30 and 60 days. Any movement?
  • If the cracks are stable, you're ready for cosmetic work.

2. Door and window adjustment

Doors that had been sticking or rubbing may now close freely β€” or differently. Cabinets too.

  • Re-hang doors that no longer align with strike plates.
  • Shim and plane as needed β€” often a carpenter's single-hour job.
  • Windows sometimes need sash rebalancing.

3. Drywall and paint

Diagonal corner cracks, seam cracks, and nail pops from the original movement are now ready to close permanently.

  • Use mesh tape over corner cracks, not just spackle.
  • Prime before paint. Repaint the entire wall, not just the patch β€” partial repaints look like ghost spots.
  • If the crack reopens within 6 months, something else is moving and we should look again.

4. Floor work

Sloping or cracked flooring may need attention. Depending on severity:

  • Minor slopes: leveling compound and new underlayment.
  • Severe slopes: replace flooring.
  • Tile cracks along the affected wall should be replaced once stabilization is confirmed.

5. Exterior touch-ups and drainage

Whatever caused the original settlement is still there unless you fixed it. Regrade, extend downspouts, consider a curtain drain if runoff is a factor. Repair mortar cracks in masonry stepped cracks.

Annual checkup

Even after repair, the home needs an annual once-over for the first 2-3 years. Cornerstone offers these free to customers whose work we've done, and for a modest fee to others. The goal is catching any new movement early.
