Crawl Space Health Checklist for Southern Indiana Homes
Your crawl space sets the air quality, floor stability, and energy efficiency of the whole house. A quick checklist to spot problems before they rise through the floor.
Updated April 17, 2026
You rarely see your crawl space, but it affects everything above it. The air that moves up from a damp crawl space ends up in your living room. The moisture that accumulates on a wood beam becomes floor sag. Five minutes of observation can tell you a lot.
How a crawl space affects the house
- Air quality. Rising warm air draws from the crawl space. Musty, moldy, or damp crawl = musty, moldy, damp upstairs.
- Floor stability. Moisture rots subflooring and joists from below β that "soft spot" at the edge of the kitchen isn't the floor wearing out.
- Energy efficiency. Cold drafts through an uninsulated, vented crawl can account for 10-15% of your heating bill.
- Pest pressure. Damp, open crawls are a welcome mat for termites, rodents, and fungi.
What to check (without going down there)
- Walk the main floor. Any soft spots, squeaks in new places, or tilts toward one wall?
- Smell the stairs or HVAC vents. Musty notes = air is coming from somewhere damp.
- Look at baseboards in rooms over the crawl. Any warping, discoloration, or separating from the wall?
- Check crawl access door. Is it falling apart? Is water staining visible on the underside?
If you go in (safely)
Bring a flashlight. Don't enter if you see or smell anything indicating mold without PPE. Look for:
- Standing water or wet spots on the vapor barrier or dirt floor.
- Water staining on piers, beams, or joists above.
- White, fuzzy, or black growth on wood framing.
- Sagging or cracked joists, especially near plumbing.
- Pest evidence β droppings, tunnels, insect damage.
DIY vs professional
Homeowners can add a vapor barrier over a dirt floor, seal obvious gaps in ductwork, and run a dehumidifier if the space is already encapsulated.
For active water intrusion, beam rot, joist failure, or anything mold-related β that's where Cornerstone's crawl space service starts. Full evaluation covers drainage, encapsulation, structural work, and air quality in one visit.
